The Derry Planning Board has accepted jurisdiction of an 11-lot subdivision planned for Bartlett Road.
The board continued discussion on the proposal from Oct. 2, pending a site walk Oct. 26.
The property is 1 Bartlett Road, PID 04084, and is owned by BR-10, LLC. The property is 37.94 acres, zoned LDR (low-density residential). It was originally approved in 2011. Engineer Jim Labelle represented the owners in the discussion.
In the Oct. 2 hearing, abutter Wayne Purington expressed concern about drainage issues on to his property.
Town engineer Mark L’Heureux said Purington’s concerns were addressed during the site walk.
There is a “seasonal flow,” L’Heureux said. But the developer will improve drainage, including updating a culvert, to take care of the runoff. Other improvements include trimming of trees. The trees block the sun, he explained, leading to ice issues in the winter. “This will minimize the freezing, but not eliminate it,” he said.
The board approved Nov. 6 several waivers, including allowing a grade of 8 percent rather than the required 6 percent on a 365-foot stretch of roadway; allowing a 2-1 slope where a 4-1 slope is normally required; and allowing less than 3 feet of cover over the culvert pipe. The board voted unanimously to approve the waivers, to give conditional approval, and to take jurisdiction of the project.
