The Derry Planning Board has given tentative approval to changing a section of Folsom Road from mixed high density residential (MHDR) to General Commercial.
The board heard a proposal to change the zoning at its Nov. 20, 2013 meeting. The property, at 19 Folsom Road, is owned by the Celia Dors Revocable Trust. Dors’s survivors, including daughter Priscilla Flynn, had made the request in July to change the zoning.
The house and an adjacent pond are zoned MHDR. The majority of the lots around it are commercial, including Monster Gas and a car wash.
At that time, Planning Director George Sioras said the staff’s professional opinion was to grant the change.
Board members expressed a desire to find out if Brad Carson, owner of the adjacent lot at 8 Laconia Ave., would want his property rezoned. Members pointed out that if Exit 4-A went in, it would be advantageous to have all the lots on Folsom zoned commercial. They also observed that it would be easier for Dors’s survivors to sell as commercial property.
The board had postponed a vote on the request until it had a chance to speak with Carson.
A public hearing on the change will be held at the Feb. 5 meeting. Chairman David Granese said the abutters will be notified.
